Occupying one of the biggest plots in the charming Catalan village of Vives, this property is centrally located yet with a countryside feel. Built in 2001 by one of the areas most renown builders whose brief was to use quality materials and master craftsman to construct a solid and well designed family home.

Approached via a private driveway (shared with one neighbour), automatic electric gates open on to a wide parking area in front of the house and integral garage. The gardens gently slope down away from the house towards the bed of a stream which only flows after periods of heavy rain and which forms the perimeter of the property. Planted with indigenous trees and flowering plants the garden is relatively low maintenance and extends to approximately one acre - there is ample room to install a tennis or boules court. On the south eastern side of the house is a terraced pool area accessible from a number of rooms in the house via the wrap-around terrace. The pool itself is set in concrete and tiled, measuring 8m x 4m with Roman steps to one end; the pool equipment is situated a short distance away in a lockable machine room behind the second garage.

Inside the house has been finished to a high standard with solid oak doors and beautifully fitted floor tiles throughout. The house has been designed with the handicapped in mind and all doors are wide enough to allow the easy passage of a wheelchair while the floor has been ramped to ease external access. The front door gives onto a wide entrance with deep built-in storage cupboards to one side, a door into the internal garage, another door to the laundry room and an arch opening onto the open-plan lounge and dining area. The garage has been designed with change of use in mind, it is fully insulated and has two external windows therefore allowing for easy transformation into a separate studio apartment or ensuite guest bedroom. Fully tiled it currently serves as a storage area for the current owner’s bee keeping equipment and houses the geothermic central heating / hot water system. The separate laundry has all the expected plumbing, a Belfast sink, ample shelves and window onto the rear garden.

Serving as the hub of the house, the living room has double French doors leading out to the front garden, double French doors onto the rear terrace and a single door onto the front terrace (shared with the kitchen). The rear terrace has been built on a full set of foundations and is wired for electricity as the vendors intention was to one day build a large conservatory here. The lounge has an inset fireplace with heat redistribution system built-in; wiring has also been installed to enable surround sound audio in the lounge without any trailing wires. The separate eat-in kitchen is off the lounge and comprises Schmidt units under a solid marble work surface, built-in electric oven, induction hob and dishwasher; a single door gives onto the front terrace, an excellent spot for outside eating overlooking the garden and woodland to one side.

A corridor leads off the lounge to the sleeping area which comprises three double bedrooms and a family bathroom. The master bedroom has French doors opening onto the front terrace plus an ensuite shower room with easy-access shower and suspended WC; the second bedroom has French doors onto the pool terrace while the third bedroom looks onto the rear garden. All bedrooms have fully-fitted solid oak wardrobes.

Two years ago the current owners made a substantial investment in to a geothermic under floor heating and cooling system. Generating savings of more than 1,500 Euros per annum, this modern (and very green) solution provides all the hot water, winter heating and summer cooling that the house requires at barely any cost (a very modest annual service charge); the system has sufficient capacity to also heat the swimming pool should it be desired. The property also benefits from centrally operated electric shutters allowing one-click’ opening and closing of the entire house in addition to a full security alarm system.

To summarise, this is an excellent family home offering very flexible accommodation. The property has been built with care and using quality materials; in every instance the builder was instructed to opt for the higher level of finish. It would be easy and relatively inexpensive to add a further ensuite double bedroom and a conservatory thus further increasing the amount of accommodation however unless you really need more space there’s nothing to do - a turnkey property in a great location.
